Foreclosure: What is it?
When somebody owns a house and is unable to make payments on the mortgage, the bank may foreclose the property. In other words, the homeowner would have to allow the home to be sold so the debts can be paid off. In the event of a foreclosure, the home is put up for sale by the bank or financial institution through which the mortgage was paid, usually by way of an auction or estate sale. Such auctions are listed in newspaper classifieds or online sites that track foreclosures.
If you are interested in buying such a property, research where the homes are available and attend the auction if possible. It isn't necessary to have a real estate agent accompany you, but it is recommended strongly if you need the proper negotition skills to get the home you want. Professional homebuyers and sometimes agents will attend the sales to pick up property to resell, so if you're certain you can get a home at a good price you want to be prepared to deal.
Engaging the services of a Realtor can also keep you ahead of the curve where newer and ideally located properties are concerned. Once you do find a home for bidding, contact the title owner about an acceptable price. It's important, too, to know how you will pay for the house so the same thing doesn't happen to you.
Make sure you study up on foreclosure proceedings in your state, as the rules may vary. The more you are prepared, the easier it will be to bid on the home you want at a price you can afford.
